Reviews from my Clients
"Robert (Bob) is the most professional real estate agent I have ever met. He is timely, responsive, knowledgeable and a firm advocate for you. He was our agent for four years while we looked on and off for a home. He was never pushy, never dismissive, or condescending, something I found frequently with others in his industry. There were many times during this process that I found myself saying that I was thrilled to have Bob on my side of the table. He is a fierce advocate for you and you alone. A great guy, someone I would work with again in a heartbeat."

A few months ago, my wife Kerrie and I started hearing a lot of conversations about the opportunities arising in the housing market. Up to that point, we had assumed that home ownership was far off, but as we heard more about interest rates and other timely benefits, we began to consider it in a more immediate context. To bring some sense of reality to our hypothetical interest, we visited Bob Stallard at the Remax office in Beverly.

From the first meeting, Bob presented us with an incredibly thorough picture of the current market, our financial realities, and the pros and cons of buying. We decided to forge ahead, with a very real sense of the risks and rewards that lay ahead.

Through personal conversations and a very effective online database, Bob was able to keep us well informed about available properties in our price range that suited our needs. Through visiting a variety of properties, Bob helped us form a much clearer picture of our needs and desires. It was a rich and practical education.

When we finally decided on a house and went through the paperwork and negotiations, Bob carefully protected our sense of choice and timing, allowing us to realize that an initial signing wasn?t equivalent to a lifelong commitment. After having a truly full picture of what we were getting into, we confidently made our decision. We are enjoying our new home, and we feel comfortable with the financial obligations that go along with it. Through Bob?s commitment and help, there were very few surprises along the way. If ever we find ourselves back on the market, I?ll undoubtedly be giving Bob a call early on.

Sincerely,

Brian James, a satisfied client

TO WHOM IT MAY CONCERN:

My wife and I wish to express our appreciation for the excellent work Mr. Robert Stallard performed in carrying through the sale of our house located at 11 Pine Road, Beverly, Massachusetts earlier this year. He had been highly recommended to us and we can say without qualification that the recommendation was well deserved.

We had a particularly difficult house to sell because of some issues relating to a right-of-way that had been a part of the original subdivision. He was able to work through these matters in an efficient and professional manner, and to assure potential buyers of the exact situation that existed. He also guided us in preparing the house for showing and helped us to see what we needed to do in the way of redecorating and removal of clutter and antique furniture that would distract from the overall appearance of the property. We followed his advice and quickly recognized that his judgment was sound and would result in a satisfactory resolution of the sale.

We were impressed with how he had a full understanding of the current market situation in the area, and he presented us with precise data as to this. He was able to determine a price for the house that was in line with the market in Beverly and he sold it for that amount. We were not forced into long and tedious negotiations with the buyer, because the latter?s agent was aware that the price on the house accurately reflected its true market value and urged the person to agree to our asking price.

In short, we would be happy to recommend Bob to any future client he might have.

Cordially,
Richard and Charlene Pierard

Hi Mr. Stallard!
We hope that you and your family are well. We are still settling into our new home and really enjoying it. Thank you for all of your kindness and helpfulness in our home search. We are happy that you have been doing so well with your work and we will always refer our friends to you.

Thank you again for everything and may the Lord continue to bless you and help you in your business.

Sincerely,
Joel and Suzanne

Dear Sir or Madam:

Please except this letter as a letter of recommendation for Bob Stallard's services as a Real Estate Agent.

My wife and I were purchasing our first home and looking in the Hamilton area. Bob was recommendation to us by a friend, who had used him previously. We were extremely happy and satisfied with", service. Being first time purchasers, we had a many questions. Bob was very patient through the whole process and offered advice when he thought we might be missing something.

During the purchase and sale, he walked us through the process and patiently answered all our questions.
We are very pleased with our purchase and the help Bob gave us.
Sincerely, David Molitano

Dear Bob,

Three Real Estate transactions with you as our agent within three years may have been enough of a testimonial but we wanted to express our gratitude in writing.

We met you before we were married and you were our buyer?s agent when we purchased our starter condo. After our wedding we wanted to purchase our home and you diligently assisted in the selling of our condo and the purchase of our first home. All of this in three years during fluctuating real estate cycles.

The market fluctuated and changed considerably during all of our transactions but you were a steady professional through it all. Your knowledge, professionalism, accessibility and ?go the extra mile approach? has been appreciated.

A few examples include:

? Your marketing plan, statistical analysis and keen eye for detail in helping us understand how to sell our condo.
? Your willingness to drive us around for hours and explain every town in detail when we were looking for our new home.
? Your email, cell phone and access line ? I can not recall a time when I could not get in touch with you.
? Your Patience in explaining the most detailed line of the purchase and sale agreement ? even when I asked twice or three times.

The list goes on but in closing, after we purchased our new home you followed up with us and offered assistance with our tax abatement. This meant so much to us.

We absolutely love our new home and thank you so much for all you have done for us over the past three years. We always recommend you to anyone who is engaged in the purchase or sale of real estate.

Sincerely,

Marianne and Richard

Dear Bob,
Congratulations on a successful closing yesterday. You and I worked well together for many reasons, including, but not limited to the following:
You're plugged in: I was always able to reach you at any time either telephonically or via email. Never did I feel you were too busy to talk to me, and you responded quickly to my requests for information. We traded no less than 150 emails, by my count, and we used that medium well to keep each other informed on how best to proceed with the search for my home. You have the latest gadgets to stay hooked into the market electronically, from search engines at your website, to laptops in your car with downloaded real estate market data. Moreover, all my concerns became your concerns and therefore you were plugged into my needs.
You're fair and balanced: I was looking for a home during a time when the North Shore market was sizzling for sellers, characterized by rising prices and favorable seller's terms and conditions. On more than one occasion, I explained my concerns and pricing issues with certain houses we would view and you kept an open mind, withheld any criticism, and did not push me towards a purchase I would have regretted later. You have a long-term view that extends beyond the one transaction and more likely beyond one or two market ups and downs, and that long vision gives you a balanced view, allowing you to think about best and worst case pricing scenarios. A broker who is fair and balanced is rare these days in real estate or in any field, sorry to say. I think your experience and vision distinguish you in this respect as compared to those brokers who fail to adjust their "pitch" to changing market conditions. You subscribe to a solid work ethic, void of pitch, which serves you and your clients well. All along the way, you welcomed my input and tailored your input based on my feedback rather than limiting your response to my budget constraints.
You're patient. We worked for nearly one year to find a house that met my needs, which I defined early on as an antique home on 2 plus acres near conservation land and a cultural center. While not an unusual property in the North Shore, the budget we had to work in greatly limited the choices and therefore presented a challenge that required time and patience. As one who used your website to find a new home, as well others such as www.realtor.com and www.antiquerealestate.com and www.antiquehomes.com, you welcomed my input on listings I found on my own and provided me guidance and support, calling listing brokers quickly and arranging for meetings, sometimes within 24 hours to ensure we had a fighting chance to bid. As it turned out, your patience, as well as mine, was a key factor for success.
You're trustworthy. You provided me local knowledge of housing market dynamics and of sales occurring in a broad pricing range. You were working in my best interests and I never felt pressured to settle for second best (as if time were my enemy). As we approached closing, you kept me advised me on important issues related to septic, home inspection, taxes, zoning, surveys, and potential local contractors.
You're knowledgeable. I gained a great deal of confidence in my buying my home in part because of your experience in the market. Other brokers know you and have dealt with you over the years and already knew the things I have come to know about you - most notably your careful approach to brokerage. Finally, this is your backyard and you just plain know it. I would guess I could throw a stone from my new home and maybe hit a neighbor's home (insured, I would hope) and claim I hit a home you have either sold or have been in at one point in your career.
I am glad to have come to know you on a professional level, consider you a new friend in the neighborhood, and look forward to a long relationship.
Many thanks for all your efforts.
Bryan

Bob,
Integrity. Experience. Instincts. Kelly and I have been on both the buy and sell sides with you as our agent - these are the characteristics that will make it an easy decision to choose you again as our agent. For our most recent transaction in Manchester-by-the-Sea, your market appraisal was spot on. You kept us focused on the relative data. Your instincts helped us put our negotiation efforts into the most likely buyer. This resulted in a timely sale in what can be a challenging high-end market.
We wish you continued good health and success.

Ed & Kelly Zaval

To whom it may concern,

Bob Stallard represented our real-estate needs and acted as our agent for selling our condo in Salem, Massachusetts. This was during a trying time in our lives and after dealing with a previous real-estate agent that was more then disappointing.
We hired Bob Stallard having had previous experience with him and knowing that we should have hired him to begin with. Not only is Bob Stallard excellent at his job due to his experience and expertise in the real-estate business, but he also is very personable with his clientele. Bob always made us feel like we were the most important clients that he had and he always took the time to address our concerns in a timely manner.
Bob Stallard was very efficient and made sure that we felt comfortable about all the decisions that we were making along the way.
We would recommend Bob Stallard to anyone that was either buying or selling his or her home. We are more than thankful to have had him during the process and due to our experience with other real-estate agents we realized that Bob Stallard stands out as one of the best real-estate agents in the field.

Sincerely,
Kate & Christopher Wambach

Dear Bob,

Andrea and I want to thank you for all of the time you took to help us buy our first home 5 years ago. As first time home buyers we needed a lot of guidance, and you were always available to provide it. Most importantly I always felt you were working in our best interest. Unfortunately that type of integrity is all too rare in today?s world

It was because of that excellent experience I knew immediately when we made the decision to sell our house, I would give the listing to you. I did not think it was possible, but you exceeded my expectations. You facilitated our transaction so smoothly and professionally that a potentially stressful move, on short notice, went off without a hitch.

The level of service you provide as both a buyer?s and seller?s agent is unmatched. In addition your professionalism and integrity meet the highest standards I have encountered in any of my business dealings. Once again thank you.

Sincerely,
Gary and Andrea Ben-Ezra

Dear Bob:

We?re so sorry that it?s taken us so long to send you a letter to say thank you and how much we appreciate all of your help and expertise in assisting us in buying our first home! Time has gone by so fast that we can?t believe we?ve been in our house for almost two months. It still seems unreal that we have our own home!

When we started the whole process, we told you what we were looking for and that we probably wouldn?t find our perfect home. You responded by saying ?Well, we?re going to try to get as close to perfect as we can.? Thank you for such an optimistic statement and showing us houses that had so much of what we were looking for, so we wouldn?t just settle for any house until we found our ?perfect? house.

We have been having a great time redecorating and painting, and the gardening stores would fill up a whole letter all by itself! The neighborhood is very nice and everyone we have met so far seems friendly, including the golden retriever that lives next door. We?ll start looking for a dog sometime in the future, but for now it?s fun to see her.

Thank you again for all your help and all the time that you spent with us on the road, in the office and on the phone. When we first talked to you at the start of the year, we couldn?t have imagined that by April we?d own a home. We are still amazed that everything went so smoothly and quickly!

Hope you are doing well and enjoy the summer!!

Sincerely,

Paula and Josh Miller

Dear Bob,

We?ve been in our home a month now, and before any more time goes by we want to thank you for your help in selling and buying our homes.

You did a fantastic job laying the groundwork for the sale of my house in Beverly. People are amazed that I had three offers the first day it was shown! That is not only a credit to my house, but to your thorough marketing and cultivation of prospective buyers?even before the house was officially on the market. I also appreciated the fact that you helped me come up with a fair price?one that recognized the house?s value in the market without looking greedy. Anyone who uses you as a broker gets their money?s worth!

And what can I say about the help you gave us with our home purchase here? Our ?for sale by owner? experience was challenging, to say the least! It was great to know that you were watching out for our interests. Your assessment of the property assured us it was worth the many hassles of dealing with our difficult seller. We couldn?t have done it without you.

As you know, integrity is very important to me. Therefore, it was a relief to be confident you would not only be honest in all your dealings with me, but with my buyer as well. It?s nice to know there are people with character like you in the business!

If you ever need a reference, don?t hesitate to give my name and number to prospective clients. I know they?ll not regret choosing you as a real estate consultant.

Sincerely,

Fay M. Rhodes

Dear Bob:
Anne and I thank you for your help in settling and securing our new house in Beverly. By
listening to us and understanding our requirements, you saved us time and energy. All of the houses you identified and showed us would have met our needs. The house we bought is special and we think you knew it would be best for us.

Mostly though, we want to thank you for being responsive to our questions and thorough in your guidance throughout the buying process. From the search, to the purchase and sale agreement, and through the close, you prepared us to manage the tasks at hand.

When the time comes for us to move on again we will certainly ask for your help. In the mean time, as opportunities arise we will enthusiastically recommend you to family, friends and neighbors,
Sincerely yours

An unequivocal recommendation of Bob Stallard
We had the pleasure of meeting Bob when he was the listing agent for our home in Boxford. We were so impressed with his skills that we called him to sell our home for us when it was time to move again. Bob found us three buyers with excellent offers after the first Open House. Our deal was closed within 60 days of listing with him. In particular we were impressed with his:
Knowledge of the market on the North Shore: Bob?s pricing is dead-on, he understands what buyers are looking for, and he knows the towns.
Marketing: Bob actively marketed our house and used a variety of means to find us buyers quickly in a market that had cooled considerably from its peak.
Integrity: Bob?s approach is straight-forward and honest; he was able to finesse difficult issues and arrive at solutions that were fair to all parties.
Accessibility: He treated us like we were his only customers; calls, faxes, and emails were answered promptly and Bob kept us apprised of what was transpiring throughout the selling and buying processes.
Proactive approach: We were impressed with how Bob anticipated problems and prevented or minimized their consequences. Even with drilling a new well at the last minute due to a failed water test our closing took place on schedule. The whole process could not have gone more smoothly, due to his diligent efforts.
We have recommended Bob Stallard to our friends and neighbors. He is easily the best Real Estate agent we have ever worked with. Hiring him was the best decision that we made during our move.
Sincerely,

Doug and Linda Mayger (Bought and Sold Boxford)

LEON and SANDRA WEGNER (Sold Essex)

Dr.?s Leon and Sandra had the difficult task of trying to sell their ?condex? within a required time period. Complicated by the need to relocate due to new employment opportunities, they solicited Bob?s help in marketing and selling their property. Well equipped in obtaining current market information, Bob was able to position their unique listing in a way that produced a quick and productive sale. Because of Bob?s depth of knowledge and service, Leon and Sandra?s needs were met above and beyond their initial expectations, to the point that they would consider Bob on ALL of their future real estate transactions. In their opinion, ?every detail was handled professionally and efficiently, and there is no question we received absolutely the best service available.?

DAVID and CAROL SHERWOOD (Sold Beverly), (Bought and Sold Hamlton)

After building and settling into their dream home 5 years ago, local college professor David and his wife, Carol, an RN at a nearby hospital, suddenly found themselves in the same process once again. Knowing full well the skills and results that Bob delivered in the sale of their last home, they immediately sought out his expertise. The results are duly noted in their letter of gratitude - ?You have shown yourself to be the ideal real estate broker. You have immense integrity which engenders trust in both seller and buyer - and you deserve that confidence. You are highly knowledgeable, thorough, hardworking, and effective. Your knowledge and advice was invauable to us and you followed through on every detail in a very timely way. You have made what can be a most difficult ordeal seem almost easy. I certainly never thought that we would sell our house in TWO DAYS, and in the middle of a snow storm at that!?

JOHN and DIANE WINSHIP (Bought Boxford)

The noisy and stressful life of East Boston eventually got to be too much for young professionals John and Diane. Yearning to breathe free in a more rural setting, they contacted Bob to find them their dream home in Boxford with a number of criterion. Bob went to work and found a home in their price range with every item on their list, even almost down to the ?essential woodstove?! Being first-time buyers, John & Diane...?entered the North Shore residential real estate market this past fall with considerable anxiety. As such, it was a pleasure to benefit from the experience and efficiency of Bob Stallard and the team. They professionally assessed our needs and put us in our dream home in time for the hoidays. We would not hesitate to recommend Bob to our friends.?

More Testimonials

Dear Bob:
Thank you again for all your work on my behalf during the purchase of my first property. Your superior knowledge of the industry and ability to guide me through the process were invaluable. I was particularly impressed by your diligence in following up on various bits of information and tying them together, and your role as intermediary between me and the other parties in the transaction was a tremendous aid. Knowing you were handling the myriad details so expertly took the worry right off my shoulders.
I will wholeheartedly recommend you to my family and friends whenever they require the services of a real estate professional, and please use me as a reference for your future clients. I would be happy to recount my experience to them and offer an earnest endorsement of your services. I know others will be just as pleased with your advocacy as I am.
Bob, it was a pleasure working with you, and I will be calling on you when it?s time for me to sell or buy again.

Dear Bob,

This letter is long overdue. But in a sense what a wonderful testament to you. It would be easy for me to not write this letter. However, after all that you have done for us I could never do that. 16 months have gone by since we moved into our new home. Still it is as important today as it was then, that I write this letter to express our appreciation and gratitude for what you did for Karin, myself and our 1 year old son Jack. Bob, from the bottom of our hearts thank you! The home you found for our family has met all of our expectations.. We consider ourselves fortunate to have had you as our agent.

The way I remember it, we first met in your office in January of 1999. We moved into our new home in April of 1999. In 3 months you did it all. You may recall it was a very busy and stressful time in our lives. Karin was pregnant with our first child, 1 had opened my own architectural practice, we needed to move closer to Boston for Karin as she worked at Dana Farber and all of this had to happen "yesterday". The entire process was further complicated by the fact we were first time home buyers. Believe me, I know what it is like to work for a client that has never been through the process before. The patience you showed and the wisdom you displayed was impressive to say the least. In that light I will never forget our late night phone calls and the back and forth offer sheets all to your private home. Above and beyond the call of duty is how I would best describe it.

Generating business by word of mouth and referrals is in my opinion the best testament to one's ability and their performance. As an owner of my own architectural practice, I have a keen appreciation for what it takes to succeed in today's world. Make no mistake about it, you have it all. For that Karin and I will be forever grateful. It has been our pleasure to work with you and to get to know you. Today Karin and I consider you as much a friend as we do a real estate agent.

In closing, be assured when we sell our home and move back to Maine, you will be the first person we call.

Your Friend,

Robert & Karin

First time home owners

Dear Bob:

We wanted to thank you for all your expertise and assistance in helping us buy our first home. Now that we have been settled for a little over one month, we are enjoying and loving our home here in Beverly.

As we reflect over our experience of buying a home, it has been such a smooth and quick process for us. We witnessed how you had originally helped our friends, the Wolters, (and how pleased they were with you), that we decided to call you before any other realtor. One theme that one always hears is how exhausting it is to look for and buy a new home. Graeme and I were prepared for how difficult it would be. However, it was not difficult.

We appreciated that you helped us to figure out exactly what kind of house we were looking for within our price range. In addition, you asked questions (to the other realtor) that were truly in our best interest, and yet they were questions that we would not think of asking. We got a sense that you always had our best interests at heart. What really meant a lot to us was that you worked so hard at meeting our deadline to buy this home. Since I was eight months pregnant, we did not want to pack up, move, and set up our new house with a baby right around the corner. We are completely moved in and settled and still have a week to go until our baby's due date. Thank you for advocating for us.

We have already recommended you to our friends. Please do not hesitate to use us as future references. Again, thank you for your professionalism and stellar level of service.

Sincerely yours,

Graeme and Cynthia
