A few months ago, my wife Kerrie and I started hearing a lot of conversations about the opportunities arising in the housing market. Up to that point, we had assumed that home ownership was far off, but as we heard more about interest rates and other timely benefits, we began to consider it in a more immediate context. Congratulations on a successful closing yesterday. You and I worked well together for many reasons, including, but not limited to the following:
You're plugged in: I was always able to reach you at any time either telephonically or via email. Never did I feel you were too busy to talk to me, and you responded quickly to my requests for information. We traded no less than 150 emails, by my count, and we used that medium well to keep each other informed on how best to proceed with the search for my home. You have the latest gadgets to stay hooked into the market electronically, from search engines at your website, to laptops in your car with downloaded real estate market data. Moreover, all my concerns became your concerns and therefore you were plugged into my needs.
You're fair and balanced: I was looking for a home during a time when the North Shore market was sizzling for sellers, characterized by rising prices and favorable seller's terms and conditions. On more than one occasion, I explained my concerns and pricing issues with certain houses we would view and you kept an open mind, withheld any criticism, and did not push me towards a purchase I would have regretted later. You have a long-term view that extends beyond the one transaction and more likely beyond one or two market ups and downs, and that long vision gives you a balanced view, allowing you to think about best and worst case pricing scenarios. A broker who is fair and balanced is rare these days in real estate or in any field, sorry to say. I think your experience and vision distinguish you in this respect as compared to those brokers who fail to adjust their "pitch" to changing market conditions. You subscribe to a solid work ethic, void of pitch, which serves you and your clients well. All along the way, you welcomed my input and tailored your input based on my feedback rather than limiting your response to my budget constraints.
You're patient. We worked for nearly one year to find a house that met my needs, which I defined early on as an antique home on 2 plus acres near conservation land and a cultural center. While not an unusual property in the North Shore, the budget we had to work in greatly limited the choices and therefore presented a challenge that required time and patience. As one who used your website to find a new home, as well others such as www.realtor.com and www.antiquerealestate.com and www.antiquehomes.com, you welcomed my input on listings I found on my own and provided me guidance and support, calling listing brokers quickly and arranging for meetings, sometimes within 24 hours to ensure we had a fighting chance to bid. As it turned out, your patience, as well as mine, was a key factor for success.
You're trustworthy. You provided me local knowledge of housing market dynamics and of sales occurring in a broad pricing range. You were working in my best interests and I never felt pressured to settle for second best (as if time were my enemy). As we approached closing, you kept me advised me on important issues related to septic, home inspection, taxes, zoning, surveys, and potential local contractors.
You're knowledgeable. I gained a great deal of confidence in my buying my home in part because of your experience in the market. Other brokers know you and have dealt with you over the years and already knew the things I have come to know about you - most notably your careful approach to brokerage. This letter is long overdue. But in a sense what a wonderful testament to you. It would be easy for me to not write this letter. However, after all that you have done for us I could never do that. 16 months have gone by since we moved into our new home. Still it is as important today as it was then, that I write this letter to express our appreciation and gratitude for what you did for Karin, myself and our 1 year old son Jack. Bob, from the bottom of our hearts thank you! The home you found for our family has met all of our expectations.. We consider ourselves fortunate to have had you as our agent.
The way I remember it, we first met in your office in January of 1999. We moved into our new home in April of 1999. In 3 months you did it all. You may recall it was a very busy and stressful time in our lives. Karin was pregnant with our first child, 1 had opened my own architectural practice, we needed to move closer to Boston for Karin as she worked at Dana Farber and all of this had to happen "yesterday". As we reflect over our experience of buying a home, it has been such a smooth and quick process for us.
